73 North Wall Quay

73 North Wall Quay is a new-build 9-storey office development which incorporates the original 2-storey façade of a 19th century warehouse building. The site is located on North Wall Quay, roughly mid-distance between Castleforbes Road and New Wapping Street and is within the North Lotts and Grand Canal Dock Strategic Development Zone (SDZ).
The development provides 8 floors of office accommodation over a ground floor which contains the entrance foyer and a townhall/café space. A single-level basement contains plantrooms as well as cyclist facilities.
The entrance to the building, centred on the Protected Façade, opens into the townhall/café space. The core, containing all lifts, toilets, stairs and service risers is arranged to the rear of the building along its northern boundary. On the upper floors the core opens directly onto the office space which is fully glazed on the east, west and south facades enjoying, spectacular views over the River Liffey.
Externally at ground level, the rebuilt east and west elevations introduce a new two-storey brick structure which follows the scale of the Protected Façade and reinstates the massing of the original building.
The 2nd and 3rd floors are well set back from the Protected Façade to maintain the legibility of the historic structure. The top floor is also set back to provide a terrace overlooking the quays and river.
The upper floors are clad in a highly reflective glass to create a light-weight volume floating above the brick base. This glazing is facetted to create a dynamic surface and is arranged in a series of horizontal layers. The arrangement of the facets align with the three-bay, tripartite composition of the Protected Structure.
